2ND STREET PROPERTY MANAGEMENT

QUALIFICATIONS

Prospective Tenant Pre-screening Questionnaire:

​

  • No Drug Felonies, No Sex Offender, or recent felony convictions (in the past three years)

  • No Evictions, landlord judgments, or utility collections (past three years)

  • No Smoking of any type inside the property

  • Minimum Credit Score of 620 (*unless Section 8)

  • Has Checking account and approved ACH 

  • 3 Months of Bank Statements have been reviewed- NO bounces and an acceptable minimum daily balance of $100 

  • Roommates may not combine income to qualify

    • Each must apply individually

  • Income Confirmed- last two months' paycheck stubs (check YTD), and/or two years' tax returns, and or six months' bank statements showing deposits. 

  • Current verified income minimum three times rent 

  • Rent plus debt less than 65% verified income (*Except Section 8 - 75%)

  • Pets (if any) have to be confirmed to meet standards 

    • Dogs - under 25 lbs

    • Dog breeds prohibited by insurance

      • Pit Bull

      • German Shepherd

      • Doberman Pinscher

      • Rottweiler 

    • No cats

      • Unless verified spay/neutered letter from a veterinarian

      • There will be an additional fee

  • We will be contacting up to 3 current/previous landlord(s) at least 3 years. 

  • The resident has a minimum 1-year of continuous local employment  

  • Employment Confirmed- We’ll speak with the employer and confirm dates & pay 

  • Able to pay all security deposits and first month's rent immediately- no delay 

  • Have NO late payments in the last 12 months verified by the Landlord 

  • Security deposit - 1.5x rent 

  • Has provided a minimum of one alternative rent payment option (Friend, Family member, etc.) with verified contact information for emergency payments  

  • Has provided valid Credit Card information as a backup rent option
