Property Qualifications
We work with property owners who are serious about providing quality housing, and we hold the properties we manage to that same standard.
Before we can take on a property, it needs to meet, or have a clear path to meeting, the following:

HUD Housing Quality Standards (HQS) - Our maintenance team conducts a free on-site inspection to evaluate your property against federal HQS requirements. These cover structural condition, sanitation, working utilities, safety systems, and overall habitability. If your property doesn't meet standards today, that's not necessarily a dealbreaker. We'll provide a free estimate on what it would take to bring it up to speed and can help coordinate that work.

New Jersey Landlord Registration - Some rental properties in New Jersey are required to be registered based on municipality. Properties with three or fewer units register through the local municipal clerk. Properties with four or more units register through the NJ Department of Community Affairs. If your property isn't registered yet, we can help you get there as part of the onboarding process.

No Outstanding Municipal Charges - To obtain a Certificate of Habitability, your property must be current on all municipal taxes, water, and sewer charges.
